Teaming with developer and architect Eli Fernald of Ground Architecture, MARTOS provided structural design services for this four-story, new construction, boutique condominium nestled in the heart of Red Hook. The building sits on a spacious lot with a tunneled driveway. A collage of arched windows punctuates a classic red brick façade as it rises to meet a charming mansard roof with fish scale shingles and lovely dormers. The construction consists of concrete structure to the first floor using two-way concrete flat slab and steel framing with composite concrete and corrugated metal decking at the upper levels. Exterior walls consist of reinforced clay block, which are used for the lateral systems and loadbearing walls throughout. All columns in the structure align down to foundations, eliminating the need for large transfers.  Support Of Excavation (SOE) designs were required and consisted of sloping of soils and use of timber lagging boxes where soil slopes were not achieved.
