MARTOS is currently providing structural engineering design services for the renovations of a three-story townhouse located directly outside the Hamilton Heights neighborhood in Harlem. The structure is brick-bearing wall and timber framed with full basement and cellar. The renovations include the reframing of all floors with an extension of the building towards the rear by approximately fifteen feet, as well as the construction of a new story and penthouse level. At the rear of the building, a new access stairwell will be constructed. The existing brick party walls will be used for both gravity and lateral resistance in the long direction of the building. The front and rear walls and central shaft wall extending from cellar to the bottom of first floor will be designed to resist lateral loading in the short direction of the building. Due to the openness of the rear wall at the basement and first floor levels, a lateral moment frame will be required to resist wind and seismic loads.
In addition to the structural design, MARTOS is providing the Support of Excavation drawings to allow for excavations of the site up to property lines. Soil shoring will be required to prevent damage to adjacent structures and allow for safety of workers.
